The Landlord and Tenant(s) collectively referred to as the "Parties.
1. LEASED PREMISES
The Landlord hereby leases to the Tenant(s), and the Tenant(s) hereby lease from the Landlord, the residential property located at:

2. TERM
The term of this Agreement shall commence on __________________, 20____, and shall end on __________________, 20____. This Agreement constitutes a fixed-term lease.
3. RENT
The monthly rent for the Premises shall be ___________ (Currency) (hereinafter referred to as "Rent"), payable in advance on the _______ day of each calendar month. The first payment of Rent shall be due on the commencement date specified in Section 2.
Payment shall be made to the Landlord at the address specified above or via a method mutually agreed upon in writing.

5. USE OF PREMISES

6. TENANT'S OBLIGATIONS
The Tenant(s) shall:
a) Pay Rent and all applicable utilities promptly when due.
b) Keep the Premises clean, sanitary, and in good condition.
c) Not make any alterations, additions, or improvements to the Premises without the Landlord's prior written consent.
d) Notify the Landlord promptly of any needed repairs or maintenance issues.
e) Comply with all applicable laws, rules, and regulations of governmental authorities.
f) Be responsible for the conduct of all guests and other persons on the Premises.
7. LANDLORD'S OBLIGATIONS
The Landlord shall:
a) Comply with all applicable building and housing codes materially affecting health and safety.
b) Make all necessary repairs to keep the Premises in a fit and habitable condition.
c) Maintain the Premises' major systems (e.g., plumbing, heating, electrical) in good working order.
8. MAINTENANCE AND REPAIRS
The Tenant(s) shall be responsible for the cost of repairs for damages caused by the intentional or negligent acts of the Tenant(s), their guests, or invitees. All other repairs shall be the responsibility of the Landlord as per Section 7.
9. ENTRY BY LANDLORD
The Landlord or agent may enter the Premises at reasonable times and upon reasonable notice (except in cases of emergency) for the purpose of inspection, repair, or showing the property to prospective tenants or buyers.
10. TERMINATION
Upon the expiration of the term, the Tenant(s) shall vacate the Premises and return possession to the Landlord in a clean and undamaged condition, subject to reasonable wear and tear. Failure to vacate shall result in liability for holdover damages as permitted by law.
11. DEFAULT
If the Tenant(s) fail to pay Rent when due or materially breach any provision of this Agreement, the Landlord may terminate the tenancy and pursue all remedies provided by law.
12. INSURANCE
The Landlord is not responsible for the Tenant(s)' personal property. The Tenant(s) are advised to obtain their own renter's insurance policy for personal liability and personal property coverage.
13. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the state/province of ___________________________.
14. ENTIRE AGREEMENT
This document constitutes the entire agreement between the Parties and supersedes all prior negotiations, representations, or agreements, whether oral or written.
